Wildfire Risk

  • Utility Clearance: Successfully cleared tree growth surrounding main power lines, drastically lowering localized outages.
  • Preventative Maintenance: Semi-annual forestry inspections actively track canopy clearance limits. Ongoing requests* through TN Forestry for controlled burn.
  • Planned Mitigation: Obtain quotes for professional extraction of large-diameter limbs in close proximity to the cabin structure.
  • Planned Mitigation: Work with Copper Basin Fire to design trail/fire-routes into the acreage behind the cabin to improve accessibility in the event of wildfire.

Rapid Response

Access & Egress Corridor

  • The Hazard: High-risk single-lane limitation along Morrow Rd.
  • On-Call Assets: Local maintenance network equipped with clearance saws and tractors are nearby and on standby during storm alerts.
  • Equipment Readiness: Primary vehicle carries chainsaw and extra fuel. PM checks completed at minimum monthly. Protocol was beneficial to clear a major fallen timber blockage within 15 minutes during a 2025 event.

Engineered Diversion

Runoff & Erosion Control

  • Structural Remediation: From 2024-2025, made significant capital investments and repairs to foundation undermining, structurally resloped the deck to promote shedding away from the home, and cut a dedicated diversion ditch alongside the newly re-graveled, heavily compacted driveway.
  • QA Inspection (June 2026): Verified optimal water diversion performance; cleared small debris to guarantee peak runoff during summer months.
  • Planned Mitigation: Hire vendors for structural roof extension or gutter system with installation with approved capital project budget.
  • Planned Mitigation: Plan additional runoff routes with trail/fire-routes to be cut into the acreage behind the cabin.
System Engineered

Freezing Resilience

  • Plumbing Infrastructure: Full plumbing overhaul in 2024; Completely repiped the asset with insulated PEX piping and added freeze-proof hose bibs to eliminate burst risk. Well and water heater enclosures were fully insulated.
  • Preventative Preparation: When weather may be freezing, faucets are to be left dripping. When vacant, lines are evaluated and main water supply is turned off.
  • HVAC Ice Shield: Engineered and erected a custom protective shelter over the external HVAC unit. This prevented previously encountered unit ice accumulation and freeze lockouts during the past winter season.
  • Off-Grid Failsafes: Installed a gas fireplace and gas griddle in addition to existing gas wall heaters and stove/oven to ensure full emergency heating and cooking capabilities.
